General booking conditions

Introduction:

Villa Perla Piemonte (CIR 00505000024) and our property manager CASA! Hospitality will inform guests about the exact arrival and check-out procedure and make sure all necessary documentation about the house itself is present; including contact numbers for in case of emergencies. 

1/ General booking conditions:

  • Bookings are in general accepted per week and from Saturday/Saturday. The minimum stay in low season is 3 nights, in high season this is 5 nights.
  • Standard arrival at the accommodation for our house guests is foreseen between 15:00 and 18:00. We count on our guests to keep us informed about their arrival in case of delays.
  • Standard departure needs to take place before 10:00. 
  • The daily/weekly rates include; utilities (reasonable use), final cleaning (within reason), towels, pool towels & bed linen.
  • The pool is for the exclusive use of the guests, but it is unguarded. Villa Perla and CASA! are not responsible/liable for any accident or incident.

 

2/ Payment terms & Security Deposit:

  • Prepayment: deposit of 500 EUR is due at the time of booking (or within 5 days if paid via bank transfer) to confirm your booking. If no deposit is received, we can not guarantee your booking
  • Balance payment: the remaining balance should be paid 30 days before the arrival date. Guests will receive a kind reminder with payment invitation.
  • Last minute bookings: for reservations made within 30 days of the arrival date, the balance must be settled at the time of booking.
  • Security deposit: the deposit of 500 euro is either pre-authorised upon arrival on your credit card until 3 days after departure. Or if paid by bank transfer, the amount is due at the time of the balance payment and will be returned within 7 days.
  • If any damage / additional (cleaning) costs are incurred, they will be deducted from from the security deposit and you will be notified via e-mail with a cost breakdown. (see also 7. Legally)

4/ Contract & Cancellation policy:


Your booking is fully accepted when we as Villa Perla Piemonte send our guests the booking confirmation including the receipt of the 500 EUR deposit as stated in the standard payment terms. In case of arrival less than 30 days from the booking date the full amount needs to be paid at the time of booking.

Failure to make the payments on the cut off dates (prepayment/deposit and balance) without any warning or contacting Villa Perla Piemonte can give us the right to cancel the booking while keeping any deposits paid.

In case of cancellation by the guests, the following standard cancellation policy applies:

  • 100% of paid prepayments refundable when cancelled 90 days before arrival or earlier.
  • 50% of paid prepayments refundable when cancelled 30 days before arrival or earlier
  • 0% refundable if cancelled after.

In case of cancellation by Villa Perla, no compensation shall be payable and we will refund the full deposit and/or propose an alternative date.

Rescheduling of a booking:

If there are any other available weeks in our calendar we can try to accommodate and work something out as a beneficial solution for both ends.

Short term rental contract:

Upon arrival the guests are required to sign a short term holiday rental contract as per Italian legislation.

 

5/ Complaints:

If anything is out of order or you are not happy with a certain aspect during your stay at Villa Perla Piemonte you are advised to immediately contact our property manager CASA! Hospitality services or to contact us directly via info@villa-perla.it.

Complaints received later than 3 days after your holiday or departure at Villa Perla will not be treated as urgent.

 

6/ Practicalities

Before arrival and after receipt of the full payment; CASA! Hospitality will inform our guests about the arrival procedure and will welcome the guests upon arrival to provide the necessary information. 

Inventory list: these details will be explained to you upon arrival


The rented home will not accommodate more than the amount of people stated in the data sheet of the home (currently maximum 8 adults and 4 children, children above 12 years old are considered as adults).

7/ Legally & damages

Damages are considered as:

  • Damages to the house, furniture, appliances, smoking inside etc…
  • Additional costs incurred due to negligence of the guests (not following the house rules, not leaving the property in a neat and tidy condition, etc…)
  • Interventions by CASA! / 3rd parties due to tampering with installations, not following instructions, malintent, etc… (e.g. switching off the pool pump, unplugging appliances, meddling with fire detectors, etc..)

In case of any damages you should inform CASA! and us immediately via info@villa-perla.it and send us a short description and pictures of the damage. Please also contact CASA! Hospitality if you need any assistance in this regard.

Upon departure:

  • The property should be left in a neat and tidy condition (see House Rules in the next chapter 8). The final cleaning is included in the price but this does not include excessive garbage removal, food waste, cleaning of pots and pans, emptying the fridge or freezer …) If additional cleaning is required (outside the normal), this shall be deducted pro-rata from the security deposit.
  • Any (minor) damages, missing items, malfunctioning appliances, etc.. should be reported immediately and/or upon departure.
  • Any (positive) feedback is always appreciated.

Villa Perla is a non-smoking property and it’s forbidden to smoke anywhere indoors. This includes the use of e-cigarettes / vaping / water pipes / etc…. Any breach of the no-smoking policy will incur the loss of the full security deposit.

We are not liable for any personal losses and material damage suffered by the guests or other people in their party in the holiday accommodation or its facilities.

The court of Asti shall be the court with jurisdiction in the event of any legal dispute.

Compulsory notification in accordance with art. 16 l269/98: Italian laws punish all crimes linked to prostitution and child pornography, including all crimes committed abroad, with imprisonment.

8) House rules

During your stay in Villa Perla Piemonte we would kindly ask you to take into account the following topics:

Check-in: as from 16:00 – Check-out: 10.00 at the latest

Wind & Animals: As you can see we are in the middle countryside, on top of a hill and we advise you not to leave any food outside when you are not around in the garden or leave the house for a while. Same for the pool umbrella’s / parasols; please close them if there is wind coming up to avoid any accidents.

Waste: please recycle in the right bin. Organic waste is considered as general waste. You will find large containers across the street for general waste and paper. Plastic and metal are to be separated and left in the round bin outside next to the white shed.

Pool & Drinks: We have purchased a lot of plastic cups and wine glasses so please do not use any glasses around the pool or in the lawn. Our target audiences are families and friends with children so please think of the small feet around or the ones that come after your own stay.

Internet: We have installed Starlink internet to make sure our guests are having the benefits of a stable internet connection (which is very rare in Italy 😉). Please do not move around any of the white devices in the house or the internet disappears.

BBQ: We trust in our guests common sense to leave the BBQ in a safe spot and to take into account possible dry spells or periods. Please make sure that the BBQ is left in a safe way once you are finished using it. Please also leave the grill clean and avoid stains on the grey terrace tiles. If the BBQ was not clean when you arrived please let us know!

Ice & water fridge: We have an icemaker in the freezer! The icemaker is connected to the tubes and fills automatically but the water dispenser needs to be filled manually. The water dispenser is only meant  for water.

Music and noise: Music is always nice but please be considerate to our neighbours. Also take into account that the farmers are early risers.

The indoor fireplace is not be used for burning wood / creating a fire. It shall only be used for lighting candles.

Damages & accidents: Again, we trust on our guests common sense and we know that accidents can happen. Read more about this topic in our general terms and conditions on the website.

During checkout: Please leave a tidy kitchen and use the bins as specified during check in. Empty bottles should be disposed in the green glass containers you see in the streets around.

Private part: The short part of the L-shaped property is our private part. Unless you want to help us with the weeds please do not enter or let children play at this side of the property.  It is not part of the holiday house.
